Time Square 10 is the only project on offer that stands on the beach itself. Three connected towers (Ocean Crystal, Ocean Gold and Ocean Diamond), 39 floors and about 1,300 units on the front line of Otres Beach 1 in Sihanoukville. The developer is Megakim World Corp, the same company behind the Time Square series in Phnom Penh.

Every free unit has its own seller and its own price. The rough figure is $1,150 to 1,400 per m², but it moves as much as the seller does, so I quote the exact amount once I see which unit is free.

Sihanoukville has about 400 unfinished buildings (CamboJA, April 2026). That is why here we look at the developer and the front line, not the town.

On a resale we check the contract transfer fee, how much the previous buyer has already paid the developer and on what terms they signed. Half of the price falls due at handover in 2029. It is the largest payment in the plan and we discuss it before reserving. Net and gross areas differ by tower; floor and orientation change the price.

Questions about Time Square 10
Why is there no price for Time Square 10 on the site?
Because the developer has sold its own allocation. Everything free today is a resale, and that price is set by the seller of the contract, not by the developer. Prices therefore differ from unit to unit, so I quote one once I see which unit is free and on what terms.
What does 50 % at handover mean?
Half of the price is due when the building is finished, in 2029. It is paid in cash or through developer financing at 10 % a year. We settle this in the plan before signing, not in 2029.
What does maintenance cost?
$1 per gross m² per month and $50 for car parking, per developer data. For 36 m² that is $36 a month without parking.
Can a foreigner own it?
Yes, a unit above the ground floor in a strata-title building, foreigners up to 70 % of the building, under the 2010 law. Before reserving we check that the quota for the unit is free.
