I live in Cambodia and help buyers from Serbia and the region choose a new-build apartment, understand the contract and complete the purchase remotely, in their own language.

First whether you may, only then how much

My order is always the same, and that is why buyers do not get it wrong at the start.

  • Title first

    Strata title, a floor above the ground floor and room in the 70 % foreign quota. Without that an apartment does not enter the conversation.

  • Then the developer

    Which buildings it has delivered and when. When there is no list, I tell you this is its first project.

  • Only then the price

    Not "affordable", but the exact figure: how much at signing, how much a month and how much at the end of the plan.

You pay me nothing

The developer pays me, a commission of 3 to 5 % that is already in the list price. You sign the contract directly with the developer and every payment goes to the developer.

I give no legal or tax advice, I sell no land and no apartments without strata title, and I promise no return that is not in the contract.

Buying, step by step

  1. The goal

    You tell me whether you are buying to rent out, for growth or for yourself.

  2. The project

    I suggest two or three projects that make sense, not the whole catalogue.

  3. The unit

    We choose the floor, the view and the size and check the foreign quota.

  4. Reservation

    $1,000 to 5,000 to the developer and the unit comes off the market.

  5. Contract

    I go through it with you point by point. You sign remotely.

  6. Installments

    Deposit at signing, interest-free installments during construction, the balance at the end.

  7. Handover

    Site reports while it is built, and an inspection before you take it over.

  8. Title

    Registered in your name, through a power of attorney if you do not come.

Safety first

Strata title

A building registered in the national cadastre. A so-called soft title is a red flag.

The developer

A list of delivered buildings with years, or a clear "first project".

Gross and net

How much you pay for and how much you get. The difference can be a quarter of the apartment.

The final payment

How much falls due at handover and how it is paid. Above 40 % of the price is a serious risk.

Delay clauses

The deadline, the tolerance and what happens if work stops. Without them we do not sign.

Who rents it out

Who manages the building and handles letting, on what terms, in writing.
